BW Kennedy & Co. Delivers 300,000 SF Life Science Campus in Lexington
In collaboration with renowned design firm Perkins & Will, BW Kennedy transformed a 300,000 sq ft four-building office complex into a state-of-the-art life sciences campus. Upgrades included robust mechanical, electrical, plumbing, and fire protection systems; structural steel enhancements; high-performance façade systems; and advanced lab infrastructure capable of supporting a wide range of scientific research and development operations. The project also introduced a new Amenities Center—featuring a café, fitness center, bike storage, locker rooms, and administrative office space—and a beautifully landscaped courtyard with outdoor seating overlooking the freshly restored buildings.
Greatland Realty Partners engaged BW Kennedy early in the conceptual planning stages, enabling a phased renovation that allowed existing tenants to remain onsite while core infrastructure and tenant fit-outs proceeded. Perkins & Will’s design delivered flexible, modern lab and office environments tailored to evolving occupant needs. Noteworthy tenants—such as Thermo Fisher Scientific, Nikon, and Braskem Americas—occupied space as each phase was completed, with BW Kennedy executing fit-outs seamlessly as leases were secured.
